What the codes on your EICR mean.

Any C1, C2 or FI means the report comes back unsatisfactory until the work is done. We’ll explain every code in plain English, with a photo.

Danger present

Something is dangerous right now. We make it safe before we leave, with your go-ahead, and it has to be put right before the report can pass.

C2

Potentially dangerous

Not dangerous today but could become so, like missing earthing or no RCD protection. Must be fixed for a satisfactory report.

C3

Improvement recommended

Doesn’t meet today’s wiring regulations but isn’t unsafe. It won’t fail the report, and there’s no need to act.

FI

Further investigation

We couldn’t check something fully on the day, often a circuit we can’t trace. Needs a return visit before the report can pass.

How often do I need an EICR?

For most private rented homes in England, at least every five years, and before a new tenancy if the last report is older than that. Your report will also give a recommended date for the next one, which can be sooner.

What happens if the report is unsatisfactory?

You’ll get a list of what needs doing and a fixed price from us. The work generally has to be done within 28 days, or sooner if the report says so, and you’ll get written confirmation to pass on to your tenant and, if asked, the council.

Do the tenants need to be in?

No, as long as we can get the keys. We do need to switch the power off for a while, so we let tenants know when and for roughly how long.

Can you do the remedial work as well?

Yes, and most of it is done on the same visit or within the week. We send photos before and after, and an updated certificate once it’s all put right.
